We design ADUs, additions, and remodels for Los Angeles homeowners. We also handle the part most people don’t see coming: the structural engineering, the energy calcs, and every round of city revisions until you’re through plan check. The permit is the gate. Without it, nothing
gets built, and getting you through it is the whole job.

Accessory Dwelling Units (ADUs)

Our bread and butter. Garage conversions, new backyard units, within existing houses. Sometimes an ADU is how your parents or children finally move in
close. Sometimes it’s the unit that helps pay your mortgage. Either
way, the difference between a smooth project and a painful one is
knowing what your city will approve before the first line gets drawn.
That’s the part we’re good at.

Additions & Remodels

Single-story bump-outs to full second stories. We design additions
that read like they were always part of the house (not a box stapled
onto the back), and every addition needs structural engineering, which
is already in our fee. Remodels work the same way: we draw what you
want to change, then get the city to sign off on it.

New Constructioin

We take on select new builds. If you own the lot, bring us the goal (a
home, an SB9 second unit, a rental) and we’ll tell you on the first
call whether we’re the right fit and what the path to a permit looks
like.

Schematic Design

Not sure what’s possible yet? We’ll draw (2) or (3) options for your
property so you can compare directions before committing to full
drawings. Seeing the choices on paper makes the decision easier than
any amount of talking about it.

WHAT’S IN THE FEE

When you compare quotes, ask what’s included. Ours covers:

  • The full set of architectural drawings: your design, from the first layout you review to the complete construction set the city requires.
  • Structural engineering. Included, not an add-on that shows up mid-project.
  • Title 24 energy calculations. Also included.
  • City submittal and every revision round until approval. We don’t hand you drawings and wish you luck.

OUR PROCESS

The same 8 steps on every project, so you always know where you are.

1. Initial consultation. A free phone call about your project (or a paid site visit if it needs eyes on the property).
2. Contract and measurements. You sign, pay the deposit, and we measure the existing conditions.
3. Design. Your first layout in about 2 weeks.
4. Your review. You look over the design and we adjust until you approve it. Nothing moves to the city without your sign-off.
5. Construction set. The full technical drawing set, about 2 weeks depending on project size.
6. City submittal. We prepare and submit everything.
7. City revisions. Every city asks for changes. We answer each round until they’re satisfied. (Timing here varies by city, and it’s the part nobody can rush. We stay on it.)
8. Approved plans. Final payment, plans in hand, ready to build.

A typical garage conversion runs 3 to 4 months from contract to approval. Larger projects run 3 to 6.

IF YOU STARTED WITH SOMEONE ELSE

If your project stalled with a previous architect, you’re not the first. We’ve picked up projects that sat half-finished for a year or more. Bring whatever drawings you have to the first call and we’ll give you an honest read: what’s usable, what has to be redone, and what it takes to get from here to approval.
