Quick facts: Interior remodel + permit legalization | 1,470 SF | Long Beach | 2024–2025

A developer client brought us in to reimagine this 1,470 SF house for a flip: open the living room, kitchen, and dining into one connected space, and turn an underused closet and hallway into a main bathroom the house never had. We drew the layout in 2024. The work then got built without permits, including the removal of a load-bearing wall.

It surfaced the way unpermitted work always does: at the worst possible moment. The house was on the market, the buyer asked to verify permits, and the sale fell out of escrow. The owner came back to us in 2025, and we drew the as-built plans, submitted to the city, and carried the project through plan check until every bit of the work was permitted and the house could sell.

The design detail we still enjoy: the client wanted beams in the living area, and the load-bearing wall we removed needed a dropped beam anyway, so we ran faux beams across to match. The structure reads as a design choice instead of a compromise.

The lesson, and we say this with love: skipping permits doesn’t save money, it defers the cost to the moment you can least afford it. If you’re sitting on unpermitted work, it can usually be legalized, and that’s something we do.
