An investor group we’ve worked with before brought us this flip: a 1,089 SF three-bedroom where the floor plan worked against the house. The living room was walled off from everything, and a family room crowded the kitchen. In a house this size, every wall has to earn its place.

We took out the wall between the living room and the kitchen, and removed the family room to make space for a true dining room beside it. One of those walls was load-bearing, so the openings were engineered and permitted, not just cut. With the bedrooms and bathrooms remodeled to match, the public half of the house now reads as one connected space, and at 1,089 SF, that’s the difference between a house that feels tight and one that feels open the moment the front door swings.

Because the scope stayed inside the existing walls, the project skipped Planning review entirely. We submitted to the county in April, cleared one round of corrections, and had approved plans in June, about two months start to finish.
