A Craftsman house we were careful not to fight. From the street, almost nothing changed. Behind it, almost everything did: the house got an open-concept interior, two new main suites, and the garage became a 520 SF two-bedroom ADU with its own addition.

The ADU is the space-planning story here. In 520 SF we fit two bedrooms, a bathroom, a small galley kitchen that holds the whole cooking job in one efficient run, and a living and dining area sized for actual entertaining. The bedrooms are deliberately compact and the common space generous, because that’s where families hang out.

The existing garage structure needed reinforcement to earn its new life, but keeping it in place preserved setbacks a new structure wouldn’t get, so not an inch of the lot was lost.
