Redondo ADU

This project is a open living/dining/kitchen, 3 bedrooms, 3 bathrooms, two-story ADU. We started this project in 2022 and it was completed in 2024. The clients came to us after their architect abandoned the project.

Scope of Work

The scope of work consisted of:

  • Existing garage conversion (garage on the side property line)
  • First and Second floor addition, ADU up to 1,200 SF

Project Requirements

The clients wanted to take advantage of the 1,200 SF ADU allowed in every single-family zoned property. They had a garage with a 12″ side setback and 4′ rear setback. We converted the garage and were able to leave it in its location because of the favorable ADU laws.

We added a first and second floor addition following new setbacks: 4′ rear and side, with a 13′ separation between the existing house and the new ADU.

Kitchen

Design Elements

The first floor has an open living room, dining room and kitchen. It also has a small bedroom with a full bathroom and a stackable washer dryer underneath the stairs.

The kitchen is small but efficient, with everything you need for a comfortable ADU.

The second floor has a two bedrooms, each with its own closet and bathroom. The master bedroom also has a balcony.

We maximize every nook, including the space under the stairs for a stackable washer and dryer.

We love adding exterior spaces where we can, like this covered balcony right above the first floor porch.

The bedroom downstairs is perfect as a home office and guest bedroom.

The bathroom size is standard 8’x5′, we didn’t have to compromise on the size.

The wall closest to the fence (property line) was the existing garage wall to remain that we converted into an ADU. The new wall (the ADU entrance) needs to follow new setbacks (4′-0″).

The minimum separation between structures that I recommend is 10′-0″. In this case, we wanted more space so we left it as 13′-0″.
